BUILDING HOUSES-BUILDING FAMILIES-BUILDING COMMUNITY:
A HAND UP NOT A HAND OUT

• Our local affiliate works with families at or below the County median annual income to enable them to own a house they have helped to build.
• Our broader mission is to create a better community by helping more people to share a better lifestyle by working for it with their neighbors.
• We are funded solely by private donations, nearly 100% of which go directly to purchase land and building materials. Our operating overhead is minimal, so almost every dollar returns to Habitat via the mortgage to be used again and again.
• All labor, both skilled and non-skilled is volunteer; over one hundred local trades people and twelve suppliers have worked regularly with us since 1990.
• We not only qualify people based on need but work with them as long term partners before and after they begin to purchase their home to teach them budgeting skills as well as the building skills needed to maintain their own homes.
• Partner Families also participate in the Homeowners Association, where they share their knowledge with new families and help plan and implement various Habitat projects.
• Each family must earn their own home with a small administrative fee and five hundred hours of labor. They also must remain current on their mortgage payments to Habitat which are used to purchase land and materials.
• Locally, a typical Habitat house now costs between $130,000 and $160,000 paid off at $400-$500 per month without interest. If a house is sold prior to its final purchase payment, the family receives back monies paid in until the date of closing and a gradually increasing share of the capital gains, if any, up to a percentage of the gain determined at the time of sale. All other profits revert back to Habitat for further acquisitions. (Also see the Policy on Resale.)
• Since 1991, we have completed ten houses, occupied by more than 50 people. Three more will be completed in 2006. These people have moved from being renters without a stake to tax-paying participants in the life of our community.
• Habitat joins other Affiliates in giving 10% of unrestricted donations to fund 3rd world construction. We have funded 10 homes in Mexico and Central America since 1996.
